Joseph Montesano is the Principal/Regional Director of Northwest Atlantic. He is responsible for the growth and development of Northwest Atlantic in the Northeast. In addition to his management role, Joe is responsible for identifying and procuring sites for Costco in the Northeastern United States. Joe joined Northwest Atlantic in 1999 as Vice President to focus on Costco Wholesales development in New England.

While Senior Real Estate Manager at The Stop & Shop Companies, Inc. Joe developed commercial shopping center facilities anchored by 70,000 square foot supermarkets.  He conducted real estate feasibility studies including site analysis and proforma development, capital requirement projections, and sensitivity analyses to determine their fluctual effect on capital allocations.  Coordinated and negotiated legal documents which include letters of intent; build-to-suit, ground and master leases; purchase and sales agreements, access and easement agreements.  Obtained all municipal, county, state, and federal permits required for construction and eventual operation of the facilities. 

Assembled and directed development teams of experts in fields of planning, land use law, construction management, architecture, site engineering, traffic consultation, landscape architecture, wetlands identification and management, geotechnical investigation and mitigation, environmental assessment and remediation.  Developed and implemented public relations and community outreach programs to disseminate information and build support for projects. 

Served as Vice President/Director of Asset Management at The Mathog & Moniello Companies, Inc.  Developed, built, managed, and leased shopping center, office, and mixed-use developments for clients and affiliate companies of the firm.  Projects ranged in size from freestanding pad locations to neighborhood and community shopping centers and regional corporate office buildings.  Implemented design and operating standards for all properties; developed construction, capital, and operating budgets; determined leasing strategies, negotiated leases, and administered contracts.
